The Naftali Group has an immediate opening for a highly intelligent, motivated, and detail-oriented Construction Project Manager to join our Construction Team located in New York City.

This is an opportunity for an individual to join a thriving, fast-paced, highly entrepreneurial development firm. The ideal Construction Project Manager candidate will have diverse experience in the construction project management of Luxury Residential Ground-up High-Rise Construction condominiums.

 

 ROLES AND RESPONSIBILITIES:

  • Partake in managing all aspects of a construction project from preliminary design, Development, Engineering, Contracts, and Material Procurement, Daily Construction Management Monitoring, Financing, Bank Requisitions, Punch List, and Final CO process for the owner.
  • Prepare budgets and assist in preparing capital expenditures and reporting to upper management.
  • Prepare project timelines and schedules to facilitate on-time completion.
  • Leveling process with subcontractors for bid/award.
  • Oversee the construction schedule and budget, and ensure the project is completed promptly.
  • Report to the owner with budget and cost to completion analysis periodically.
  • Review maintenance of the building during completion.
  • Implement cost-reducing options when available to reduce maintenance and subcontractor labor costs.
  • Ability to recognize risk elements of projects.

 

 QUALIFICATIONS & EXPERIENCE:

  • Bachelor’s Degree in Engineering, Architecture, or Construction Management.
  • Project Management experience includes planning, design, change orders, budgeting, scheduling, and managing the construction team.
  • Minimum of 5 years of Construction Project Management and Owners Representative experience in multi-Family residential high-rise project construction and managing timetables for the projects.
  • Advanced Microsoft Office and scheduling applications, Excel, and Project management software experience with such platforms as Primavera and Procure required.
  • Self-motivated and hard-working.

The Naftali Group has an immediate opening for a highly intelligent, motivated, and detail-oriented experienced Senior Project Accountant / Cost Manager in Florida.  As a Senior Project Accountant/ Cost Manager, you will ensure that all vendor invoices are reconciled and processed in a timely and accurate manner. 

 

ROLES AND RESPONSIBILITIES:

  • Responsibilities include ensuring that expenditures are going through an approval process with a verification process against budget and necessity
  • Reviewing, verifying, processing, and reconciling transactions for operational expenses and purchase orders to ensure accuracy and approval
  • Coding expenses to the proper general ledger accounts
  • Maintain a professional line of communication with vendors and other internal departments
  • Review and respond to incoming e-mails, inquiries from vendors, and internal departments
  • Prepare checks and electronic payments for signing/approval on scheduled payment terms
  • Prepare analysis of monthly operational expenses, including identifying inconsistencies
  • Research, verify and resolve any discrepancies and issues
  • Request and reconcile vendor’s statement monthly
  • Process and reconcile credit cards statements, including identifying inconsistencies
  • Billing and reconciliations related to preferred vendor programs
  • Provide support during annual and other audits, as required
  • Process and pay employee expenses, identify inconsistencies
  • Research and resolves a variety of routine internal and external inquiries concerning vendor accounts and GL
  • Handle cash disbursements when requested
  • Provide coverage for the accounts payable manager and accounts payable department
  • Assist the Chief Financial Officer and Accounting Manager when needed
  • Performs other related duties as assigned

 

QUALIFICATIONS & EXPERIENCE:

  • Bachelor’s Degree in Finance or Business is desired
  • 2-4 years’ experience in a Corporate Accounting position in Real Estate
  • Ability to work independently and collaboratively in a team environment
  • Skilled time management and prioritization skills
  • Professional communicator with excellent interpersonal skills, ability to facilitate and manage relationships
  • Meticulous attention to detail
  • Excellent writing and grammar skills
  • Proficient in Microsoft Office Excel, Word, Outlook, Quickbooks

This is an opportunity for an individual to join a thriving, fast-paced, highly entrepreneurial development firm. The ideal Planning and Design Manager candidate will have diverse experience in the planning and design coordination of luxury residential high-rise condominiums and rental projects. The Planning and Design Manager will be involved in various planning and design decisions, on the pre-development of new luxury properties, from the inception of the planning and design phases. The position offers an exciting opportunity to work with creative visionaries in design, architecture, and real estate.

 

ROLES AND RESPONSIBILITIES:

  • The Planning and Design Manager will report to the Executive Vice President of Marketing and Design and the Executive Vice President of Construction to assist in managing all aspects of the design process for multiple projects with varying scales
  • A successful candidate will thrive in a fast-paced environment and encourage out-of-the-box thinking while ensuring our product does not diminish in Assisting in maintaining an on-brand aesthetic appropriate to the market, neighborhood, and programming intentions is critical.
  • Review and assist with all construction and design documents and provide project-specific recommendations and input regarding architectural programming, planning, and design throughout all phases of the pre-development through completion
    • The goal is to maintain the design and integrity of the product
    • Includes but is not limited to materials, layouts, electrical, lighting, audio-visual, technology plans, art, and FF&E
  • Assist in complex construction project coordination, quality control efforts, project scheduling, and building material procurement
  • Understand the complexities of project budgets and be able to assist and review with the internal team buyout and VE decisions
  • Assist in FF&E sourcing and specifications and can work with consultants to specify and source products that meet the budget

 

 QUALIFICATIONS & EXPERIENCE:

  • Bachelor’s or Master’s degree in architecture and/or design
  • 3-4 years of experience working at an architectural firm and or interior designer
  • Must have experience working on multiple high-end residential projects, or hospitality (from schematic design to construction documentation)
  • Experience in all aspects of the construction and design documents and processes
  • Excellent design talent: the ability to conceptualize and meticulous attention to detail
  • Study and critique floor plans; urban planning skills preferred
  • Must be proficient with MS Office, Adobe Illustrator, AutoCAD, InDesign, and Photoshop
  • Excellent written and editorial skills; polished presentation and speaking skills
  • Skilled communicator with excellent interpersonal skills, ability to facilitate and manage relationships
  • Highly resourceful problem solver and a quick learner
  • Experience with luxury brands
  • Skillful time management skills and prioritization skills
  • Ability to work independently and collaboratively in a team environment
