The ideal Construction Senior Project Manager candidate will have diverse experience in the construction project management of Luxury Residential Ground-up High-Rise Construction condominiums.

QUALIFICATIONS & EXPERIENCE:

  • Bachelor’s Degree in Engineering, Architecture or Construction Management.
  • Project Management experience to include planning, design, change orders, budgeting, scheduling, managing construction team.
  • Minimum of 7 years Construction Project Management and Owners Representative experience in multi-Family residential high-rise project construction and managing timetables for the projects.
  • Advanced Microsoft Office and scheduling applications, Excel, and Project management software experience with such platforms as Primivera and Procure required.
  • Self-motivated and hard-working. 

ROLES & RESPONSIBILITIES:

  • Partake in management of all aspects of a construction project from preliminary design, Development, Engineering, Contracts, and Material Procurement, Daily Construction Management Monitoring, Financing, Bank Requisitions, Punch List, and Final CO process for the owner.
  • Prepare budgets and assist in preparation of capital expenditures and reporting to the upper management.
  • Prepare project timelines and schedules to facilitate on-time completion.
  • Leveling process with subcontractors for bid/award.
  • Oversee the construction schedule, budget, and ensure project is completed in a timely manner. 
  • Report to owner with budget and cost to completion analysis periodically. 
  • Review maintenance of the building during completion. 
  • Implement cost reducing options when available in order to reduce maintenance and subcontractor labor costs.
  • Ability to recognize risk element of projects.

The Acquisitions Analyst will have direct participation and exposure to the acquisition and development process. They will report directly to the Chief Investment Officer and have regular exposure to the CEO and Chairman, allowing them to rapidly expand their industry knowledge, financial structuring ability, development skills and overall business acumen.

QUALIFICATIONS & EXPERIENCE:

  • Master’s degree in real estate, finance, economics, or other business discipline.
  • Minimum of 2 years of outstanding experience at a top real estate investment bank, real estate development, private equity, or consulting firm.
  • Advanced Excel, Power Point and Word capabilities are required; Argus experience preferred. 
  • Experience modeling complicated waterfall structures required.

ROLES & RESPONSIBILITIES:

The Analyst will play an integral role by supporting the acquisitions team in the identification and analysis of real estate investment opportunities. Major responsibilities include:

  • Financial Analysis: Analyze and underwrite potential acquisition and development opportunities utilizing Excel and Argus Prepare cash flow models that will be utilized to evaluate real estate investments, including equity, debt and joint venture structures over range of different asset types.
  • Investment Memoranda: Prepare various presentations, including deal recommendations, opportunity summaries and investment decks in connection with equity and debt financings; ability to liaise directly with lenders and capital partners.
  • Due Diligence: Support the transaction due diligence and closing processes; collect due diligence materials and assemble data rooms, utilize information to adjust underwriting, handle follow-up information requests, review due diligence materials.
  • Market Research: Provide research support utilizing online, internal and external resources. Conduct customized research projects and track competitive properties.
  • Credit Analysis: Underwrite prospective senior mortgage loans, mezzanine loans and preferred equity investments in development projects.

The Marketing Associate must have the following Skills and Qualifications:

  • Bachelor’s Degree in Marketing, Design, or Business is preferred
  • 2-4 years’ experience in real estate marketing and new development
  • Well versed in pre-development planning, on-site sales office and models, and market analysis
  • Background in working with architects and interior designers, including selections of FF&E for New Developments and model apartments
  • Real Estate salesperson license preferred
  • Ability to work independently and collaboratively in a team environment
  • Skillful time management and prioritization skills
  • Skilled communicator with excellent interpersonal skills, ability to facilitate and manage relationships
  • Meticulous attention to detail
  • Excellent writing and grammatical skills
