The Benson, Naftali Group’s first-ever Upper East Side condominium, is taking shape in an area best known for the prestigious prewar cooperatives nearby. It is the first new luxury condominium to take shape on this stretch of Madison Avenue in over 20 years, and buyers have taken notice: A few months after sales launched in late September 2020, Naftali Group reports that The Benson has already signed nearly $100 million in contracts, all at full price and several that have resulted in bidding wars. Penthouse B signed for $35 million, and Penthouse C soon followed suit with an asking price of $22 million. The design by Peter Pennoyer Architects pays tribute to prominent prewar architecture on the Upper East Side with a limestone facade, distinctive mullioned windows, and a series of setback terraces. Prices start at $12.8 million, and remaining availabilities include a duplex townhouse residence overlooking an enchanting garden. Construction topped out at 19 stories high earlier this summer, and occupancy is expected for 2021. All three- to seven-bedroom units within will feature interiors by Peter Pennoyer Architects, private elevator landing, oversized windows, soaring ceilings, custom crown moldings, and fireplaces with custom mantles. Bespoke kitchens by Christopher Peacock will come outfitted with custom millwork, custom center islands, and suite of Miele and Sub-Zero appliances. Primary suites will occupy their own wing and come with walk-in closets and windowed baths with soaking tub, large rain shower, custom vanity, and radiant heated, hand-laid stone floors. The Benson offers 24-hour doorman and concierge service as well as an impressive suite of club-like amenities. The jewel box lobby and private cinema room were designed by Italian designer and architect Achille Salvagni. Additional offerings include a state-of-the-art fitness center, half basketball court, spa with sauna and steam room; library with adjoining garden; art studio; pet spa with washing station, and landscaped rooftop lounge with fire pit and Central Park view.
